Technical visit and survey
We visit the property, measure, photograph every room and check what a listing never shows: services, damp, joinery, ceiling heights and which walls can actually be moved. Without that step, any image and any figure is guesswork.
Result images built on your own photos
We don't start from a generic render: we work on the real photos of your property, respecting its geometry, light and views. You see the rooms with the proposed finishes, floors and layout, recognising your own home in every image. All are marked as virtual recreations.
Fixed works budget
Each image comes with what it costs to execute, item by item and with our real materials. That's the difference between a pretty illusion and an informed decision: you know exactly what money sits behind what you are looking at.
What to do, in what order, and what isn't worth it
The report ranks the work by its effect on sale or rental price, and includes what almost nobody tells you: which renovations you never get back and are better left alone. In a property you intend to sell, that list is usually worth more than the other one.

If you then commission the renovation with us, the full cost of the visual project is deducted from the works budget. For anyone serious, the study ends up free; for anyone still deciding, it costs far less than buying the wrong property.

How is this different from interior design?
Interior design is for someone who has already decided to renovate and wants to get the style, materials and layout right. The visual project comes before that: it exists to help you decide whether to renovate, buy or sell, which is why it always includes the works budget. If you then renovate, we continue with the design.
Can I use the images in my idealista listing?
Yes, and it's one of their best uses. We deliver them marked as virtual recreations, with the label on the image itself rather than only in the text, and always alongside photos of the real condition. Portals accept these images on exactly that condition: that it is clear the property is not yet renovated.
Is the works budget fixed or an estimate?
It is a fixed, itemised quote, prepared after the technical visit using our real material and labour prices. It only moves if something invisible appears once work starts, and in that case we tell you before proceeding.
Is it useful if I haven't bought the flat yet?
That's when it's most useful. With the renovation budget in hand you know what you can afford to pay for the property and you have a concrete argument to negotiate the purchase price. We just need access to visit it, usually alongside your viewing with the agent.
What if my flat needs no work, just to show better?
Then what you need is home staging: preparing and styling a property that is already in good condition, with neutral paint, lighting, styling and a photo shoot. That's a different service at a different price.
Deciding whether a flat is worth renovating by imagining it is expensive. We visit the property, photograph it and return images of how it would look renovated, built on your own photos, with a fixed works budget alongside and the order in which things should be done. With that you decide whether to buy, renovate, sell or walk away.
In the old town of Cádiz and around the Bay, much of what comes to market needs renovating. These are flats with a good location, high ceilings and sound structure, but with thirty-year-old kitchens, worn floors and services that need replacing outright. The buyer walks in, sees the current state and can't project what lies underneath. The seller, meanwhile, drops the price without knowing whether the discount costs more than the work.
The visual project solves both sides of the same problem. If you are buying, it tells you what it costs to get it how you want before you sign, and stops you buying a problem. If you are selling, it gives you images that let a buyer grasp the potential, and a figure with which to hold your price in negotiation instead of accepting the first discount.
The difference from an automatic decoration app is that behind every image there is a company that carries out building work in Cádiz and stands behind the figure printed next to it. What you are shown is genuinely buildable: the walls removed in the image are walls that can be removed, and the finishes are materials available at the budgeted price.
